Leaks were prevalent throughout the units, often unnoticed by long term tenants. Rusting standing seam metal panels caused by water intrusion and retention can come with a myriad of risks, including black mold, mildew and other potentially hazardous chemicals to hundreds and hundreds of tenants.

SPF Foam is extremely vulnerable to foot traffic and other impacts, which often leave tiny punctures and cracks in the surface tension of the foam. These cracks are notoriously difficult to find and repair—and as mentioned above, the problem is likely to go unnoticed until it’s far too late.

Without doing an invasive re-roof by removing and replacing metal panels, opening up the tenants personal belongings and valuables to the elements, we fully tore off the existing and failing SPF Foam, and installed a beautiful Duro-Last metal retrofit roofing system, Prefabricated PVC on top of EPS insulation perfectly engineered and manufactured to fit exactly in between the standing seams of the metal roof.

R-Value of EPS Insulation –

The R-value of 1.5 lb density Expanded Polystyrene (EPS) insulation is 18.20 for 4 in thick, 22.75 for 5 in thick, and 27.30 for 6 in thick. The R-value of EPS insulation varies depending on its density, but typically ranges from R-3.9 to R-4.4 per inch. A higher R-value means the insulation is better at trapping conditioned air, such as cool air in the summer or heat in the winter. It’s not about how much heat the insulation retains, but how slowly it allows heat to pass through it.
