Why is a roof coating the answer? Why would you coat a roof instead of replace a roof?
There is no one size fits all for roofing, but a silicone coating sure does come close! Depending on the existing assembly of the roof, a roof coating can save 40-60% of a roof replacement cost and is much less invasive, much cleaner, safer, and faster!
On this particular job, the building has a structural concrete deck which limits the reroof options to either fully adhered or liquid applied roof systems. The liquid applied silicone coating is not only cost effective, but also boasts one of the highest reflectivity ratings in the industry (reference SRI on data sheet).
Turning this old modified bitumen “torch down” roof into a bright shining energy efficient masterpiece. With the coating option you are also maintaining one layer of roofing in Florida allowing room for yourself to do a roof recovery down the road. A low slope metal roof is also a very good candidate for a silicone roof coating.
A disadvantage to the fully adhered option, it requires a full tear off and re-installation of insulation which is costly and time consuming. If the old roof is in good enough condition you could do a fleeceback TPO layover which is another very cost effective method for buildings with structural concrete decks with a strong warranty.
